Sources, method and limits.

The short version: this is a cleaned, navigable presentation of historical aggregate council data.

What this site covers

347 local observations across 11 City of Melbourne small areas, covering 2000–2016. Records describe annual medians and transaction counts, not individual homes.

What it does not cover

It does not provide current asking prices, recent sales, automated valuations or investment advice. A median is a midpoint for a group of sales and may shift when the mix of properties changes.

Cleaning rules

Null, zero and implausibly small median values are displayed as “Not reported” and omitted from charts. Transaction counts remain visible so gaps can be understood. We do not infer current values from historical movement.
